POSITION OVERVIEW: Building Trades Worker III, 1st Shift – Maintenance (HVAC & BMS Focus)
Under the direction of the Facilities Manager or Skilled Trades Worker III (Shift Supervisor), the Building Trades Worker III performs a variety of skilled tasks in general building maintenance, with a focus on HVAC-related diagnostics, minor repairs, and Building Management System (BMS) operations. This position supports a wide range of facility maintenance functions essential to the safety, comfort, and operability of school environments.
The ideal candidate will have hands-on experience with commercial HVAC systems and centralized BMS controls and will be able to execute both remote diagnostics and field-based repairs. Assignments are typically generated through the FMX work order system and may include blueprint-based tasks or orally assigned projects.
ESSENTIAL RESPONSIBILITIES:
+ HVAC & BMS Responsibilities
- Monitor and manage the district’s BMS platform to support temperature control, energy efficiency, and occupant comfort
- Respond to and resolve temperature adjustment requests in classrooms and office areas
- Use PC-based tools and onsite equipment to troubleshoot HVAC control issues
- Conduct site verification to confirm system alerts and sensor readings
- Perform minor HVAC system repairs such as belt replacements, damper adjustments, and filter swaps
- Collaborate with HVAC vendors or internal licensed staff for larger repairs or upgrades
+ General Building Maintenance Responsibilities - Perform structural and interior repairs to walls, doors, floors, ceilings, partitions, and other facility elements
- Maintain and repair school-specific infrastructure such as lockers, shelving, bulletin boards, and bleachers
- Patch drywall and paint interior spaces as needed
- Repair and maintain flooring systems, including carpet, tile, and hardwood
- Adjust, repair, and replace hardware such as locks, hinges, and door closers
- Perform minor electrical and plumbing tasks that do not require licensure
- Operate hand and power tools, lifts, snow removal, and landscape equipment
- Support custodial and maintenance response during emergencies and seasonal peaks
- Operate PPS vehicles and other assigned maintenance equipment
KNOWLEDGE, SKILLS, AND ABILITIES:
- Strong working knowledge of commercial HVAC systems and building automation controls
- Demonstrated ability to troubleshoot, monitor, and adjust BMS/HVAC systems using software tools and field inspection
- Broad knowledge of general building maintenance methods, tools, and practices
- Ability to read and interpret blueprints and technical drawings
- Skilled in the use and care of hand and power tools
- Ability to work independently, manage multiple priorities, and communicate effectively in a school setting
EDUCATION, TRAINING, AND EXPERIENCE:
- High School diploma or GED required
- Minimum of five (5) years’ experience in general building maintenance or skilled trades
- Must have substantial experience working with commercial HVAC systems and building automation platforms, including system controls, diagnostics, and field-based adjustments
- Experience with the Niagara Framework BMS is preferred but not required
- Training in blueprint reading, IAQ/mold remediation, and maintenance software systems (e.g., FMX) preferred
PHYSICAL DEMANDS:
- Must be able to regularly lift and move items weighing up to 50 pounds.
- Must be able to occasionally lift and move items weighing up to 100 pounds with assistance or appropriate equipment.
- Work in confined spaces, at heights, and in varying weather conditions.
- Regular use of ladders, lifts, and scaffolding.
CREDENTIAL REQUIREMENTS:
- Valid Maine Class C driver’s license with a clean driving record
- Must pass a post-offer physical and background check
- Ability to obtain state licensure or certification as needed based on assignments

SPECIAL REQUIREMENTS:
- Availability for emergency response during evenings, weekends, and holidays
- Flexible schedule required during peak seasonal projects, especially during summer break periods

- Hourly wage range: $25.82–35.85 per hour (dependent upon relevant experience)
