We are looking for that special person to be part of our team as a Facilities Technician. You will provide facilities/grounds maintenance for all properties known as The Pines (110 apartments and grounds in beautiful Ocean Park, ME).  This is a hands-on position and you are expected to have experience with and ability to work with electrical systems, appliance repair, carpentry, plumbing and HVAC and grounds equipment; excellent communication skills, verbal and written, and have good customer service skills.  What is really important is that you want to learn and grow in your career and skill set!

The duties include, but are not limited to:

  1. Assist with planning and project scheduling as needed.
    2. Carry out detailed plans and schedules for: preventive maintenance; grounds keeping; equipment and appliance repair or replacement; apartment maintenance and remodeling; building systems repair and replacement; inspect, maintain, repair, or replace life-safety and emergency equipment, including any item considered a life or safety hazard by REAC, LIHTC, local Codes Department, etc.
  2. Handle work orders/service requests, unit turnovers of vacant units, grounds pick-up, minor landscaping duties as needed, heat calls, on-call coverage and snow removal.
  3. Perform various maintenance functions as needed, including minor repairs that do not require the need for a license in the following areas, electrical, plumbing, appliances, flooring, carpentry and heating/air issues;
  4. Ensure unit turnovers are carried out within specified timelines.
    6. Participate in in emergency on call shifts and after-hours maintenance; including scheduled OT as needed.
    7. Under ED direction, keep technical specifications documents up-to-date, including blueprints, as-built plans, and utility schematics.
    8. Ensure inventory of supplies and equipment is documented and monitored and provide Accounting with purchasing requirements.
    9. Understand and implement all maintenance policies and procedures for the effective delivery of maintenance services.
  5. Record all maintenance functions including fixed assets to property management software.
  6. Maintain a thorough working knowledge of and adherence to the corporate/project policies, procedures and regulations
  7. Prepare for all site REAC reviews, Management and Occupancy Reviews (MOR), Investor Site Reviews, and Low-Income Housing Tax Credit (LIHTC) reviews.

QUALIFICATIONSA successful candidate will:

  1. Have excellent interpersonal, communication skills.
  2. Be proficient in the use of a computer and property management software in record keeping, communicating, and inventory management.
  3. Have hands-on experience with plumbing, electrical, appliance repair, carpentry/HVAC and landscaping/grounds maintenance.
  4. Be knowledgeable and skilled in the safe use of hand tools and small power tools.
  5. Live within 30 minutes of property
  6. Be able to lift 50 lbs., climb and work on ladders, work with arms overhead, stand/walk for long periods of time, climb stairs; lift equipment/supplies, appliances, shovel snow, grounds work etc.
  7. Have post-secondary education with a minimum of three years of experience working in affordable housing property maintenanc
